Multifamily Guru and The Crazy Mom


In my 15+ years in the multifamily industry, I’ve been designated Ms. Sunshine by many who have worked with me, from on-site team members and vendors alike.  My personality is contagious, and my smile will light up any room, so I have been told.  I want to share my “secret sauce”.

Leasing Sauce was born from many years of revenue management advising in more than 20+ states, large and small properties, large and small management companies, and privately owned where no stone has been left unturned.  I ask all the hard questions and intend to develop a solution to best optimize the performance of the property.   It is time to fill in the gaps and that is what I intend to make the next 20 years of my professional journey about.

A little bit of “guru” and a little bit of “crazy” is who I am.  I am a mother and grandmother. Blessed to experience life with four beautiful daughters, a very handsome grandson, and a fluffy fur baby. The Multifamily Guru will provide expertise in all areas of multifamily operations combined with The Crazy Mom bringing a resilient mindset paired with insights that will foster sustainable growth.

Outreach Campaigns - $1000 per campaign 

  • Leasing Sauce will conduct site Q&A to discuss demographics prior outreach efforts and current marketing spend in detail - 1-2 hour 

  • Market Study of current employers and new employers

  • 1 week preparation time to provide a 30-day campaign

  • Marketing Swag, floor plans, and brochures to be provided by the property 

  • Leasing Sauce will deploy campaign weeks 2-4 (2 outreach sessions per week)

Resident Event Planning and Execution - $500/month

  • Leasing Sauce will do a site interview with staff to learn about past events/ successes and goals with future resident events. 1 hour max

  • Leasing Sauce will request a list of current vendors we will utilize sponsorships where available. 

  • 1 week preparation time to provide 4 events total 

  • Leasing Sauce will also prepare events and execute for an additional fee - helps when staffing shortages or poor reputation is plaguing property and having an outside / neutral party put on events or for new ownership/management.  

    • 2-hour event max

    • Budget provided from the on-site team to Leasing Sauce - the site will purchase supplies for the events upon approval

    • Feedback from residents/events will be provided to on-site team within 1 week of the event

    * 1 fully executed event included + $100 per event if you want Leasing Sauce to prepare and execute fully.

1 on 1 Sauce Making Sessions - $100

  • 60 minute session

  • Morale Boost - can be utilized by all members of site team

  • New Hires support - review of lease contract, dealing with a difficult resident, tour routes, closing techniques, understanding pricing

  • Tenured Staff - fresh look, going back to the basics, advanced customized training

  • Maintenance Staff - Understanding Budgets, Turn Costs, Reputation management, Professionalism of maintenance staff on-site, retention of residents the importance, make ready management

* Bundle and save by purchasing 5 sessions for $400. Good for 30 days.

Pricing Strategy Audit - $5000 per audit

  • Executive Level Call to discuss pricing goals and strategies - 1 hour

  • Review of current revenue management software set up - 1 hour 

  • Site Interview with Property Manager and Regional Manager/Asset Manager - 1 hour 

  • Review of expiration management

  • Review of month-to-month leases

  • Market Survey and 3 competitor shops will be completed - 1 week to complete

  • Recommendations provided to the executive team within 2-3 weeks of the initial audit start date

Expense and Vendor Audit - $5000 per audit

  • Site interview with Property Manager & Regional/Asset Managers - 1 day 

  • Review current expenses against the budget 

  • Review of all vendor contracts - provided by Property Manager/Regional Manager

  • Audit of all vendors for compliance

  • If new bids are needed Leasing Sauce will source 3 new bids

  • Recommendations with revised expenses, vendor audit, and new contract proposals will be provided to the executive team within 30 days from the initial audit start date.

Why Packages? You get ME on your site full-time, M-F. This will be invaluable for your team members, and my post-visit deliverables will provide exceptional value! 

*All packages include a temperature check survey—this will happen on day 1. I will do staff interviews to get a feel for the current sentiment of all employees. This helps guide my strategy in optimizing performance. These results will be discussed with the executive team at the beginning and end of my work with the team.

  • 1on1 Leasing Mentoring - 1 day per leasing consultant 

  • Maintenance Shadowing and 2 hr training on budget, expenses, software utilization

Package 2 - 2 weeks on-site - $7500 ($3000+ savings!)
